Well after a year and a bit this project is almost complete. It started with a gut... really a total gut! And has transformed into an open and airy space with some great millwork. Right now I am just waiting for the backsplash to be installed and the counter stools to arrive.
I love the long expanse of millwork. At first when we were laying out the floor plan and millwork package we were concerned with the amount of storage on the first floor. Trying to allocate space for front hall storage and a kitchen all on one wall was a challenge for one reason - DUCT WORK! Behind one of the units (the one without doors) houses all the HVAC ducts running from the basement up to to the second and third floor. The solution came in 3 parts:
1. Hide the HVAC ducts behind a false panel and have venting incorporated in the 4" kick along the bottom.
2. Utilize the 9' - 6" ceiling heights! We were able to use full sheets of white oak veneer for the built-in doors, which makes quite a statement visually.
3. We designated the areas by using different materials. White oak for the front hall and white for the kitchen.
